Flat roof surveys for homes and businesses in Grove

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’re worried about blistering in felt or asphalt and outlets choked with leaves and silt, a survey will tell you what’s going on, on mastic asphalt, upstands and outlets and GRP fibreglass alike.

Flat roofs in smaller places like Grove can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to a smaller place like Grove is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Why act early in Grove

A small split in a flat roof is usually a modest job when it is found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. In an older home around Grove, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Flat and commercial roofs around Grove

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For an older house near a landmark such as St. John the Baptist, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like Millbrook Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Grove: your questions answered

Is Grove within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is Grove in the area you cover?

Yes. We work right across London and South East England, and Grove is part of that. You can call 07833 053749 or use the contact form with the address and some details.

How many years has my flat roof got left?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Will you check the loft?

Typically, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Hidden layers beneath the covering
  • An exact number of years the roof has left
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • GRP fibreglass
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes

How the survey changes by roof type

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

What affects the price in Grove

Several things affect the price of a survey:

  • The shape of the roof and its details
  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Any photos you have, taken from the ground or a window

Getting a price is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.
