How a flat roof survey works in West Hanney

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or send us an email with the address and a rough idea of the roof area. We survey EPDM rubber, felt flat roofs and mastic asphalt, and common reasons people get in touch are edge trims that have lifted or split and splits and cracks in the covering.

Somewhere as small as West Hanney, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Different roofs, different checks

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like West Hanney, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a report with photographs and our recommendations.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Note the date and type of any roof work
  • Have the roof looked at again after a severe storm
  • Note where water lies after a downpour
  • Limit foot traffic on the covering

Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What a flat roof survey doesn’t cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • Structural calculations, which need a structural engineer
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes

Common roof problems in West Hanney

Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

Common reasons to book include:

  • Cracked or split membrane
  • Outlets that hold water back
  • Ponding water that does not drain away
  • Signs of deflection in the roof deck

Take a building like St James Church of England Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What to check before booking

  • Which limits apply to the survey
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
  • What insurance they carry

What a good roof survey covers

How we price flat roof surveys

Several things affect the price of a survey:

  • How many separate roofs there are, such as extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Booking your survey

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • What’s prompted the survey

Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

What a flat roof survey looks like in West Hanney

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Longworth House, about 4.2 miles north, show how far back building in the area around West Hanney goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St James, the flat roofs on later extensions tend to wear out long before the main roof.

Your questions about flat roof surveys in West Hanney

Do you cover smaller places like West Hanney?

Yes. West Hanney is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in West Hanney?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we will say so and suggest what would help.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
