How a flat roof survey works in Goosey
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed upstands pulling away from walls and leaks around rooflights, we can find out what’s behind it, on GRP fibreglass, mastic asphalt and upstands and outlets alike.
Some older homes in villages like Goosey are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

What a survey costs
Prices vary from roof to roof, for these reasons:
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Flat roof surveys around Goosey
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For any home in Goosey, it is the small, early fault that is cheapest to put right. Take an older house close to Church of All Saints: the flat roofs on later extensions tend to wear out long before the main roof.

Common questions in Goosey
How do I find out if my home in Goosey is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover Goosey?
Yes, Goosey is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or drop us an email and tell us about the property, and we’ll talk through which survey suits.
Will you walk on the flat roof?
Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
How much is a survey?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or send us an email with the address.
What’s in the report?
A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Why get it checked now?
Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. For older village homes like those around Goosey, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Goosey, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can safely be seen.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- Show us where any leaks or stains appear
- Buyers: confirm access with the estate agent or seller

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
- Fragile surfaces, which we do not walk on
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before you book. The full list of what we check.
What we check
- EPDM rubber
- GRP fibreglass
- Felt flat roofs
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
