How a flat roof survey works in Pusey

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. Common reasons to book are gaps at upstands and abutments and splits, cracks and crazing, on GRP fibreglass, mastic asphalt and upstands and outlets.

Somewhere as small as Pusey, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at most homes, and more on a big or complicated roof. If you have questions on the day, just ask. Rural addresses near Pusey can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

Pusey: your questions answered

Do you cover Pusey?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Pusey is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

How long does the survey take?

Expect it to take between one and two hours on an ordinary house, or half a day or so for a commercial building. The written report follows by email, on the timescale of your package.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting
  • Check that new brackets or units haven’t damaged the covering
  • Watch the ceilings below the flat roof for stains

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

When to book a survey in Pusey

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Typical things we are asked to look at include:

  • Loose or cracked edge trims
  • Leaks around rooflights
  • Raised blisters across the surface
  • Ponding water that doesn’t drain away

Anyone responsible for a site like Buckland Church of England Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • Which limits apply to the survey
  • How long they’ve been surveying roofs
  • How they plan to inspect the roof safely

What to expect from a roof survey

Why act early in Pusey

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. For older village homes like those around Pusey, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

Flat and commercial roofs around Pusey

Longworth House, about 2.4 miles north-east, is one of the historic houses in the wider area around Pusey. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church like Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Pusey is about 6 miles north-west of Wantage, in Oxfordshire. We provide flat roof surveys for householders, landlords and businesses in Pusey. Pusey is one of the towns and villages in Oxfordshire we cover. For surveys nearby, see our Oxford page.

How the survey changes by roof type

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.
