Pusey Electronic Leak Detection
Electronic leak detection in Pusey and the rest of Oxfordshire. Surveys run on any day of the week.
- New membranes needing a check before handover
- Stains far from any visible defect
- Patched roofs that still leak
Why it’s worth a survey now in Pusey
Some breaches are too small to see. Electronic testing can find breaches you can’t see by eye, on suitable membranes. In a place like Pusey, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

How electronic leak detection works in Pusey
There are different ELD methods. Low-voltage testing is typically done with the surface wet and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof and we explain which we’ll use. We’ll say if your roof does not suit either method at the outset. We’re often asked to look into leaks under green or ballasted roofs and breaches around outlets and penetrations, across flat roof membranes, commercial flat roofs and liquid-applied waterproofing.
Flat roofs on exposed homes in small places like Pusey take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Pusey questions
Is Pusey within the area you cover?
Yes, Pusey is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Pusey?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
How the survey works
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. Somewhere as small as Pusey, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- A report with photos shows where each breach is.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Have any paperwork from past roof work to hand
- Leave side gates unlocked

Advice
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Share any drawings of the roof
- Test new membranes before covering them
- Keep outlets clear of debris
- Find the breach before more patching
File the report with your roof paperwork. It shows the condition of the membrane on that date.
Ask trades working on the roof to protect the membrane when fitting equipment. Check the roof after they’ve finished.
Signs you need electronic leak detection in Pusey
Joints and laps in a membrane can fail over time. Small openings at laps can leak long before anyone notices.
A survey can pick up problems such as:
- Holes left by work on the roof
- Waterproofing to test before it’s covered
- Leaks under green or ballasted roofs
- Failed seams and laps
If you live in an older home near Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof.
Before you book any roof surveyor
- What experience they bring
- Their insurance cover
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?

Local flat roofs in Pusey
About 2.4 miles north-east lies Longworth House, a reminder of how long the area around Pusey has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
For site and facilities teams at buildings like Buckland Church of England Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
