Electronic leak detection in Oxfordshire: how it works
Roofs covered with paving, ballast or planting need more thought. The layers on top can limit the methods we can use and parts may need to be lifted. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof cannot be tested. We survey liquid-applied waterproofing, green roofs and commercial flat roofs, and common reasons people get in touch are repairs that haven’t stopped the leak and leaks through a covered membrane.
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
How our prices work
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Near you in Oxford
Around Oxford, our work takes us to homes and buildings near Headington Rye Oxford, Alexander Library of Ornithology and South Park. Other local landmarks include East Oxford Primary School (less than half a mile south-west), Cheney School (under half a mile east), The Star pub (within half a mile west) and St Clement's Church (within half a mile north-west). The nearest railway station is Oxford station, roughly 1.6 miles west of the centre. Well-known places in the area include Warneford Hospital (less than half a mile east) and Rumble Museum (under half a mile east). Not far away are CS Lewis Nature Reserve and Headington Hill.
Electronic leak detection across Oxfordshire: local notes
Flat roofs on homes across Oxfordshire typically wear out well before the main roof. Felt often lasts around 15–20 years, while EPDM and GRP generally last longer.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Oxfordshire is part of that mix.
Oxford: Take an older house close to St Clement's Church: the joins between later flat roofs and the old walls are where problems usually start. With Holywell Manor about 0.8 miles north-west, the area around Oxford has a long history. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.
Roof by roof
Bituminous membranes
Bitumen roofs can often be tested electronically, depending on what’s below.
Inverted and paved roofs
On inverted roofs, insulation sits above the membrane, which affects testing.
What we are asked to look at in Oxfordshire
Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in long before anyone notices.
Common reasons to book include:
- Gaps at membrane joints
- Leaks through a covered membrane
- Holes around roof penetrations
- Damage from equipment installers
Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Prices for electronic leak detection in Oxfordshire
Prices always include VAT. The things that change the price are:
- Building height and the viewpoints available
- The use of thermal imaging or a drone
- The number of roofs, including extensions and garages
- Whether it is a home or a commercial building
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
Helping us price your survey
A few details help us point you to the right survey and price. When you contact us, let us know:
- Any photos you have, taken from the ground or a window
- How the loft is reached, if there is one
- What’s prompted the survey
- The kind of building and roof involved
Most bookings start with a short call: ring 07833 053749 or email us and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Roofs whose membrane or build-up is not suitable
- Leaks from plumbing or windows
- Repairing the breaches (that’s for your roofer)
Oxfordshire: your questions answered
Is the repair part of the test?
No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.
Is Oxfordshire in your area?
Yes. We survey roofs in Oxfordshire, as part of our work across London and South East England. To book, call 07833 053749 or use the contact form.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.
Can you find leaks on a covered flat roof?
On some roofs, yes. What sits on the membrane affects the method, so we check the build-up first.
Will I get photos?
Yes. Photographs are part of every report, so you can see each point for yourself.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
