Electronic leak detection near Albury

Albury: your questions answered

Do you cover smaller places like Albury?

Yes, Albury is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Albury in the area you cover?

We do. The survey and report are the same in Albury as anywhere else.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it when you book and we’ll plan the survey around it.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.

Electronic leak detection in Albury: what you get

There are different ELD methods. Low-voltage testing is typically done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof and we explain which we will use. We’ll say if your roof doesn’t suit either method at the outset. We survey roof terraces and balconies, green roofs and flat roof membranes, and people most often book us about leaks through a covered membrane and new membranes needing a check before handover.

Somewhere as small as Albury, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Local flat roofs in Albury

About 4.3 miles south-east lies Adwell House, a reminder of how long the area around Albury has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

What electronic leak detection does not cover

A survey is a close look at the flat roof membrane, but it cannot do everything. The main limits are:

  • How wet the insulation is
  • Leaks from plumbing or windows
  • Fixing the holes we find

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.

  • Roof terraces and balconies
  • Flat roof membranes
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Green roofs

How we price electronic leak detection

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Getting in touch

A little information up front helps. Please include:

  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • Any marks or damp showing indoors

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take as long as needed for the roof’s area and construction, which we set out in the quote. Older roofs in small places like Albury can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before the survey

  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey
  • Show us where any leaks or stains appear

Book a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Advice

Signs you need electronic leak detection in Albury

On a flat roof, water spreads under the waterproofing. The stain inside can be far from the hole which makes it hard to find by looking.

We’re often asked to look at:

  • Water coming in under a flat roof
  • Leaks at pipes, outlets or fixings
  • Holes left by work on the roof
  • Damp inside with no sign on the roof

If yours is one of the older homes in the streets near Church of St Helen, the joins between later flat roofs and the old walls are where problems usually start.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Whether the loft is part of the inspection
  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

How the survey changes by roof type

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Seams and penetrations are typical breach points.

EPDM rubber roofs

Certain rubber membranes are conductive, which can rule out some methods. We will say if the test won’t work.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
