How a roof survey works in OX9

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a proper look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey natural slate, the roof space and flat roofs, and common reasons people get in touch are standing water on a flat roof and condensation or damp timbers in the loft.

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take about 1–2 hours at a typical home, or half a day or so for a commercial building.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photos and recommendations.

What affects the price in OX9

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

The nearest railway station is Haddenham & Thame Parkway station, about 2.1 miles north-east. Roofs, chimneys and gutters across OX9

Across OX9, from Thame, Tetsworth and Postcombe outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

Across London and the South East, older homes frequently have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in OX9 is checked with its age and materials in mind.

Thame: For landlords with property near Haddenham & Thame Parkway station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirmation of asbestos in soffits or cement sheets
  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up

Why roofs fail

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.

These are some of the problems a survey can pick up:

  • Cracked or blistered flat roof coverings
  • Leaning or weathered chimney stacks
  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Landlord and commercial surveys in OX9

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Landlords and letting agents in OX9 book surveys as well as homeowners. A written report with photographs gives you a clear record of the roof.

What affects the cost of roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

If you can, have these to hand when you contact us:

  • Dates you’re working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

OX9 questions

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Can you survey in bad weather?

Light rain does not usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space.

Do you work in OX9?

Yes. We survey roofs across London and South East England, and that includes OX9.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
