Roof surveys in Postcombe: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Adwell House about 0.8 miles west, Postcombe sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Postcombe is about 4 miles south of Thame, in Oxfordshire. We provide roof surveys for householders, landlords and businesses in Postcombe and the surrounding area. We cover towns and villages across Oxfordshire, from the larger towns to small villages. We also survey roofs in Oxford.

Roof surveys for homes and businesses in Postcombe

Our roof surveys cover Postcombe and the wider South East. Visits run on weekdays and at weekends. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or use the contact form. If you are worried about cracked or blistered flat roof coverings and loose chimney pots, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Postcombe: your questions answered

Will you come out to Postcombe?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Postcombe?

Yes, Postcombe is one of the places we work. The survey and report are the same in Postcombe as anywhere else, and visits run on weekdays and weekends.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

How long will you be at the property?

Allow between one and two hours for a house, and more on a big or complicated roof. We will confirm what to expect when we arrange the visit.

What we look for on each type of roof

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What affects the price in Postcombe

Several things affect the price of a survey:

  • The roof’s overall size
  • The height of the building and how the roof can be seen safely
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Booking your survey

There is no need for technical words. It is enough to tell us:

  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

Do you need a roof survey in Postcombe?

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

These are some of the problems a survey can pick up:

  • Debris building up in roof valleys
  • Crumbling chimney pointing or cracked flaunching
  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report
  • Which parts of the roof they’ll actually see
  • How long the report takes to arrive

What to expect from a roof survey

Honest limits

It is a careful look at the roof, not the whole story. Its limits include:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)
  • A promise that the roof will not leak in future

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Lead flashings
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Flat roofs
  • Chimney stacks
  • Natural slate
  • The roof space

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey typically takes about one to two hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Postcombe often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Tell us about any leaks, stains or damp patches you know of
  • For flats, check roof access has been agreed
