Common questions in Crowell

Will you come out to Crowell?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Crowell?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you tell me how long my roof will last?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Do you go up on the roof?

Only when it’s safe. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.

How long does a roof survey take?

It usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Roof survey in Crowell: what you get

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey lead flashings, chimney stacks and ridges, hips and valleys, and people most frequently book us about worn or blocked valleys and loose chimney pots.

Somewhere as small as Crowell, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours at a typical home, and longer for a large or complex roof. For a village or hamlet like Crowell, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What we look for on each type of roof

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

What a roof survey looks like in Crowell

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Princes Risborough station, a dated record of the roof is useful when planning maintenance across a let. Historic houses such as Adwell House, about 2.9 miles west, show how far back building around Crowell goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Take an older house close to Church of the Nativity of the Blessed Virgin Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. In a place like Crowell, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
