Drone roof surveys in Thame: local notes

Adwell House, about 3.9 miles south, is one of the historic houses in the wider area around Thame. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Thame has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Hotels and guest houses near Thame can’t easily close rooms for a leak, so it pays to find faults before guests do. Take a building like Barley Hill Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

Drone roof surveys for homes and businesses in Thame

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If we cannot fly, we use other safe vantage points instead and explain why. Prisons have their own drone restriction zones too. Common reasons to book are cracked slates and tiles out of sight from below and cracked flaunching or loose chimney pots, on large and complex roofs, chimney stacks and valleys and parapet gutters.

Before any drone flight in a town like Thame, the airspace is checked on the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. We take care over neighbours’ privacy. In the open category, flights stay under 120 m (400 ft) with the drone in sight.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. A visit in Thame runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. You give us the address so we can check the airspace.
  2. If permission is needed, we ask for it ahead of the visit.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
  • For flats, check roof access has been agreed

Advice

Different roofs, different checks

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. Outlets and any debris around them are photographed.

Steep slate and tile slopes

Steep roofs are risky to walk on. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The underside of the roof (that needs an inside check)
  • A flight where airspace permission is refused
  • A structural engineer’s report

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Tall and steep roofs
  • Fragile roofs
  • Valleys and parapet gutters
  • Large and complex roofs
  • Chimney stacks
  • Flat roofs on upper floors

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.

What we are asked to look at in Thame

Walking on some roofs does more harm than good. Older slates and tiles break easily, and some sheet roofs are fragile. With a drone, the roof is photographed without anyone stepping on it.

We are often asked to look at:

  • Cracked flaunching or loose chimney pots
  • Loose ridge and hip tiles
  • Ponding and splits on a high flat roof
  • Wind damage high on the roof

If your home is one of the older ones in the streets near Church of St Mary, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What to check before booking

  • What happens after the report arrives
  • Which parts of the roof they’ll actually see
  • What the report includes, and whether it has photos
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

FAQs for Thame

Can you fly a drone over a roof in Thame?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

How do I find out if my home in Thame is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is Thame in your area?

Yes. We cover Thame and the rest of Oxfordshire, as part of our work across London and the South East. To book, call 07833 053749 or send us an email.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
