Drone roof surveys near Emmington

Leave it or get it looked at?

Leaving a high roof unchecked means relying on what you can see from below. A drone replaces that guesswork with clear photographs. It is far easier to plan work when you can see the problem. Where a roof is exposed, as many are in small places like Emmington, driving rain gets into any weakness, and damp in older walls is slow to dry out.

All our prices include VAT. Prices start from £400, including VAT. You will know the price for the job before booking.

Drone roof survey in Emmington: what you get

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on gardens or windows next door. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. Typical surveys look at standing water on a flat roof and cracked flaunching or loose chimney pots, across chimney stacks, tall and steep roofs and large and complex roofs.

Somewhere as small as Emmington, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Whether the roof structure meets design loads
  • Flights in high wind or heavy rain
  • The underside of the roof (that needs an inside check)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Roofs we survey in Emmington

  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs
  • Flat roofs on upper floors

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Emmington can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

How to prepare

  • Make sure pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear

Advice

Questions from Emmington

Is my home in Emmington listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Emmington?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How long will you be at the property?

The visit normally takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. We’ll give you an idea of timing as you book.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Does the report include photographs?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Landlords and agents in Emmington book surveys as well as householders. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

Flying and imaging in Emmington

Adwell House, about 3 miles south-west, is one of the historic houses in the wider area around Emmington. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

If you live in an older home near Church of St Nicholas, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. Take a building like Mill Lane Community Primary School: a view from above covers a wide roof far faster than walking it.

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.

Chimney stacks

Our drone check of a chimney is visual, not a flue, gas or sweep inspection. If the flue needs a specialist, we’ll tell you.
