Different roofs, different checks

Chimney stacks

The drone shows the outside of the stack, and it is not a flue or gas safety check. We’ll say if a specialist is needed.

Large commercial roofs

Large commercial roofs cover a lot of ground. A drone photographs the whole surface methodically.

Drone roof surveys for homes and businesses in Kingsey

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it isn’t safe. If you’ve noticed vegetation in valleys and gutters and standing water on a flat roof, we can find out what’s behind it.

Villages like Kingsey often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Common questions in Kingsey

How do I find out if my home in Kingsey is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Kingsey?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you climb onto every roof?

Only where it is safe to do so. We check everything that can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Will the drone show what’s under the tiles?

No. A drone shows the outside surfaces of the roof in close detail, but it cannot see under the coverings. Where there is safe access, we check the loft space from inside.

What if it is windy or raining on the day?

The conditions on the day decide whether a flight goes ahead. We won’t fly in high wind or heavy rain. If the weather turns, we will discuss another date.

Why act early in Kingsey

It’s hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area. That helps you put the work in order. In a small place like Kingsey, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What a drone roof survey looks like in Kingsey

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For site and facilities teams at buildings such as Haddenham St Mary's Church of England School, a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark like Parish Church of St Nicholas, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about 1–2 hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Kingsey often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the loft space where it’s safe.
  5. You get photos, findings and clear recommendations.

Before we arrive

  • Check the loft hatch can be reached
  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work
