Gutter surveys in Kingsey

How a gutter survey works in Kingsey

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at dripping or leaking gutter joints and rotten fascias or stained soffits, on fascias and soffits, valley gutters and parapet and box gutters.

Older buildings in small places like Kingsey may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

When to book a survey in Kingsey

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.

Look out for signs like these:

  • Fascia boards damaged by overflowing water
  • Joints that drip after rain
  • Water backing up from a hidden gutter
  • Gutters full of debris and silt

The streets around a church such as Parish Church of St Nicholas are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Whether the loft space is looked at, where there is one
  • What happens after the report arrives
  • How long the report takes to arrive
  • Their track record with similar roofs

Kingsey questions

Can a landlord with a rental near Haddenham & Thame Parkway station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Kingsey listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you survey underground drains?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

What does the report include?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Surveys for landlords and agents in Kingsey

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.

What a gutter survey looks like in Kingsey

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Haddenham & Thame Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Haddenham St Mary's Church of England School, large buildings have long gutter runs and big roofs that need checking like any other.

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For an older or listed building in a place like Kingsey, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Kingsey, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
