Our roof survey service in OX44
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey lead flashings, chimney stacks and natural slate, and the problems we are asked to look at most are gutters that overflow in heavy rain and water stains on rafters and ceiling joists.
Every roof is different; as a rough guide, the survey takes between one and two hours at a typical home, and about three to four hours for a commercial roof. If you have questions on the day, just ask.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there is safe access.
- We email a written report with photographs and recommendations.

Near you in Chalgrove
Locally, jobs take us to homes and businesses close to The Red Lion Public House, Church of St Mary and Chalgrove Community Primary School and the streets around them. Well-known places in the area include Wallingford Castle (4.8 miles south) and Aston Martin Heritage Trust Museum (2.5 miles west). Open spaces near Chalgrove include Wells Farm.
Roofs, chimneys and gutters across OX44
OX44 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in OX44.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in OX44 are where it usually shows.
Chalgrove: Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Chalgrove Community Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Common roof problems in OX44
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
A survey makes sense if you’ve noticed:
- Worn or blocked valleys
- Slates or tiles that have slipped or broken
- Worn lead at chimneys and abutments
- Loose chimney pots
What happens if roof problems are left?
Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.
What to check before booking
- What happens after the report arrives
- Whether the price includes VAT
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their track record with similar roofs
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Leave roof access to professionals
- Have details of recent roof work to hand
- Clear the loft hatch area before we arrive
- Look for debris in the garden after high winds
Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
Different roofs, different checks
Natural slate
Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
FAQs for OX44
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
What if it rains on the day?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or send us an email.
Do you work in OX44?
Yes. Our area covers London and South East England, and that includes OX44.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
