How a roof survey works in Nuneham Courtenay

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed standing water on a flat roof and leaking gutter joints and downpipes, we can find out what’s behind it, on ridges, hips and valleys, natural slate and chimney stacks alike.

In a village or hamlet like Nuneham Courtenay, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks frequently start there.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. We note any lean or loose pots.

Local roofs in Nuneham Courtenay

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Clifton Hampden Manor, about 2.3 miles south, show how far back building in the area around Nuneham Courtenay goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like Marsh Baldon Church of England Controlled School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places like Templars Square, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church like Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How we price roof surveys

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • The size of the roof

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Anything about access we should know
  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • What made you get in touch

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Why get it checked now?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Outbuildings and barns around Nuneham Courtenay are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.

How it works

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Rural addresses near Nuneham Courtenay can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Before the survey

  • Jot down any questions you want answered

Nuneham Courtenay: your questions answered

Do you cover smaller places like Nuneham Courtenay?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Nuneham Courtenay is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
