Questions from Long Wittenham

Do you cover smaller places like Long Wittenham?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Appleford station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you survey at the weekend?

We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or email us.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How long does the visit take?

The visit typically takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. We’ll confirm what to expect when we arrange the visit.

How a roof survey works in Long Wittenham

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you’ve noticed valley linings that have cracked or split and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Long Wittenham are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that’s a RICS home survey)
  • How the roof will behave in every kind of weather

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Natural slate
  • Lead flashings
  • Flat roofs
  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks

Prices for roof surveys in Long Wittenham

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Booking your survey

We’ll usually ask about:

  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat
  • Dates you’re working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.

Useful tips for Long Wittenham property owners

Nothing here needs a ladder. Our suggestions:

  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Ask about a flat roof on an extension or garage too
  • Check the roof from the ground after storms

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Long Wittenham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Tell us about parking before the day
  • Gather any invoices or paperwork from past roof work

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Long Wittenham homes and their roofs

With Clifton Hampden Manor about 1.2 miles north, Long Wittenham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Appleford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Long Wittenham (Church of England) Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.
