How a roof survey works in OX10
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. We’re often asked to look into loose ridge or hip tiles and blocked, sagging or leaking gutters, on flat roofs, ridges, hips and valleys and chimney stacks.
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.

Roofs, chimneys and gutters across OX10
Across OX10, from Benson, Wallingford and Cholsey outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in OX10 are where it typically shows.
Benson: If you let a flat or house near Cholsey station, the gap between tenancies is a good time to have the roof looked at. Living close to Howbery Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- A structural engineer’s report
- Faults hidden behind ceilings or boarding
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
What we’re asked to look at in OX10
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.
Most people get in touch when they’ve noticed one of these:
- Torn or sagging underlay
- Leaking gutter joints and downpipes
- Debris building up in roof valleys
- Gaps in the roof where coverings have gone
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Ask about a flat roof on an extension or garage too
- Do not climb onto the roof yourself
- Find records of any re-roofing or repairs
- Let us know about past leaks
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Why act early?
Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed.
What to check before booking
- Will the report include photos?
- Whether the loft space is looked at, where there is one
- Is there a chance to talk the report through?
- How soon the report will arrive
FAQs for OX10
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Do you cover OX10?
Yes. We carry out roof surveys in OX10.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
What insurance do you have?
Our cover is professional indemnity plus public liability.
How long does the visit take?
It normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
