What a chimney survey doesn’t cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Flue inspections or sweeping
  • Structural calculations for a leaning stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • Lead flashings
  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts

How a chimney survey works in Benson

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We’re frequently asked to look into pots or cowls that look unsafe and damp on a chimney breast inside, on flaunching, brick chimney stacks and chimney pots and cowls.

In a smaller place like Benson, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. The survey usually takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a smaller place like Benson, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before and after the survey

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Make sure unused flues are capped with ventilation
  • Leave close inspection to people with safe access
  • Have the flue swept and checked if you use the fire
  • Look at the chimneys with binoculars after a storm

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Benson: your questions answered

I let a flat near Cholsey station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is Benson within the area you cover?

Yes, Benson is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Should a redundant chimney be removed?

It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

How can you see the top of the stack?

We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. If part of a stack can’t be seen, the report says so.

Can you find out why my chimney breast is damp?

Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you need a chimney survey in Benson?

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Signs worth acting on include:

  • Lifted or split lead flashings
  • Worn or missing pointing
  • Pots or cowls that look unsafe
  • Disused chimneys trapping moisture

If you own a rental within reach of Cholsey station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • Whether the loft space is looked at, where there is one
  • When you will get the report
  • Whether the price includes VAT
  • What happens after the report arrives

What a roof survey includes

Chimney surveys in Benson: local notes

With Brightwell Manor about 2.7 miles west, Benson sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings like Benson Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Howbery Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it is frequently a small job.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
