Chimney survey in Wallingford: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. Common reasons to book are bricks with flaking faces and worn or missing pointing, across lead flashings, chimney breasts and chimney pots and cowls.

Around Wallingford, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How the survey changes by roof type

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it is adequate.

Do you need a chimney survey in Wallingford?

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.

These are some of the problems a survey can pick up:

  • Eroded joints in the brickwork
  • Disused chimneys trapping moisture
  • Loose, cracked or missing pots
  • Spalled or crumbling bricks

Living close to Kinecroft is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Questions to ask before booking

  • What’s outside the scope of the survey
  • What happens after the report arrives
  • Whether the loft is part of the inspection
  • Whether you get a written report with photos

What a roof survey includes

Why get it checked now?

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Tradespeople may need to travel further to a smaller place like Wallingford, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Why us?

  • Every finding written up with photos
  • Customer satisfaction of 98%
  • Independent findings on the roof’s condition
  • Drone flown under a CAA Flyer ID and Operator ID

What affects the cost of chimney surveys

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • How big the roof is
  • Height and safe access

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

Getting in touch

Before you get in touch, it’s useful to have:

  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.

Wallingford: your questions answered

Is Wallingford within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Wallingford listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What’s the best way to book?

To book, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

Can you survey a chimney stack we share with next door?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

What happens on the day

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. For a survey in Wallingford, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • Make a note of anything you’d like us to look at
  • Tell us about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared

Roofs, chimneys and gutters in Wallingford

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Brightwell Manor about 1.7 miles north-west, Wallingford sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as St Mary-le-More, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Fir Tree Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.
