About our landlord roof survey in Wallingford
Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from every safe viewpoint including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We survey converted houses, gutters and downpipes and shared roofs, and the problems we’re asked to look at most are slipped or missing slates and tiles and failed flashings at walls and chimneys.
In a smaller place like Wallingford, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
After the inspection, everything we found is written up as a report with photos, sent to you by email. As for time on site, most surveys take an hour or two for a single let house, with blocks of flats taking longer. Being in a smaller place like Wallingford doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Tell us where we can park nearby
- Have any questions written down, so nothing gets missed

Advice
Common questions in Wallingford
Does a conservation area affect roof work in Wallingford?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Wallingford?
Yes. Wallingford is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you survey roofs shared between flats?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. The report records what couldn’t be seen as well as what could.
What’s the price of a landlord roof survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Larger buildings are priced to suit. Just ring 07833 053749 or email us for a price.
What access do you need for a block roof survey?
That depends on the layout. We may need the loft space and some or all of the top-floor flats, and you or your agent arrange access. We will confirm what we need when you book.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.
Why it’s worth a survey now in Wallingford
A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Tradespeople may need to travel further to a smaller place like Wallingford, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

Wallingford homes and their roofs
The wider area around Wallingford has a long history of building, with Brightwell Manor about 1.7 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to St Mary-le-More: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Fir Tree Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Do you need a landlord roof survey in Wallingford?
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
People typically book a survey after spotting something like this:
- Parapets and upstands in poor repair
- Splits and blisters in flat roof coverings
- Gutters overflowing onto walls
- Chimney stacks in poor repair
Homes near green spaces like Kinecroft can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
