Landlord roof survey in Benson: what you get

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the loft space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. We survey rented houses, blocks of flats and converted houses, and common reasons people get in touch are mortar falling from ridges and verges and gaps where tiles or slates have slipped.

Trees around homes in smaller places like Benson drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Benson questions

Do you cover smaller places like Benson?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Benson is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does this replace a RICS building survey?

No. Our survey covers the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Who do you carry out landlord roof surveys for?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

How much is a landlord roof survey?

Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, call 07833 053749 or email us.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or email us.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Why get it checked now?

A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. Around Benson, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Why us?

  • Two decades and more of roof surveys
  • Prices that include VAT
  • Independent findings on the roof’s condition
  • Photos and a written report every time

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How the survey changes by roof type

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded as far as safe access allows.

Local roofs in Benson

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Brightwell Manor about 2.7 miles west, Benson sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Helen, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Cholsey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. A visit to Benson is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Advice

Signs you need a landlord roof survey in Benson

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

These are some of the problems a survey can pick up:

  • Damaged party-wall upstands or parapets
  • Blocked gutters over flats
  • Damaged pots and flaunching
  • Ponding or splits on flat roofs

Living close to Howbery Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
