Landlord roof surveys near Warborough

Warborough homes and their roofs

Historic houses like Brightwell Manor, about 2.2 miles south-west, show how far back building in the area around Warborough goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Culham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like St Laurence Church of England (A) School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How a landlord roof survey works in Warborough

Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from each safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. If you’ve noticed missing or loose roof coverings and ponding or splits on flat roofs, we can find out what’s behind it, on shared roofs, blocks of flats and converted houses alike.

Older buildings in small places like Warborough may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Do you need a landlord roof survey in Warborough?

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.

Here are some of the things we see often:

  • Failed flashings at walls and chimneys
  • Slipped or missing slates and tiles
  • Gutters overflowing onto walls
  • Damaged pots and flaunching

Take an older house close to Church of St Lawrence: old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • Whether you get a written report with photos
  • What follow-up you get after the report
  • How long the report takes to arrive

What a good roof survey covers

How we price landlord roof surveys

All our prices include VAT. What changes the price is:

  • How big the roof is
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you contact us

These details help when you get in touch:

  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t wait for a leak to survey the roof
  • Ask your managing agent about lease terms
  • Make leak reporting easy for tenants
  • Deal with urgent items first

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Keep the roof space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • A full structural assessment of the building
  • Who pays under the lease (that’s a legal question)
  • Roof areas we weren’t given access to

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Shared roofs

Roof by roof

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Warborough often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
