Landlord roof surveys for homes and businesses in Preston Crowmarsh

Our landlord and block roof surveys cover Preston Crowmarsh and the rest of London and the South East. A visit normally takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Everything is inspected as far as it can be seen safely including by drone where it applies. You then get a report with photographs. We survey rented houses, flat roofs on blocks and shared roofs, and the problems we’re asked to look at most are ceiling stains reported by tenants and damaged party-wall upstands or parapets.

Somewhere as small as Preston Crowmarsh, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Landlord and commercial surveys in Preston Crowmarsh

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Why act early in Preston Crowmarsh

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Around Preston Crowmarsh, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Why book with us

  • An independent view of the roof
  • Package prices that include VAT
  • Covered by professional indemnity and public liability insurance
  • Surveys on weekdays and at weekends

Take a look at our cost guide or our case studies.

What we can’t see

It is a careful look at the let or shared roof, not the whole story. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we can’t safely see or access

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Common questions in Preston Crowmarsh

Do you cover smaller places like Preston Crowmarsh?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you survey roofs for landlords with property near Cholsey station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

How much is a survey?

Landlord roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Preston Crowmarsh, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Tell us about parking before the day
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets in another room

How the survey changes by roof type

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Flat roofs on blocks and rear additions

Felt flat roofs frequently last around 15–20 years, so knowing roughly how old the roof is helps.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What a landlord roof survey looks like in Preston Crowmarsh

With Brightwell Manor about 2.4 miles west, Preston Crowmarsh sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as Church of St Helen are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Benson Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Cholsey station may find that the gap between tenancies is a good time to have the roof looked at.

Preston Crowmarsh is about 1 mile south-west of Benson, in Oxfordshire.
