Preston Crowmarsh roofs and the weather

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts. About 2.4 miles west lies Brightwell Manor, a reminder of how long the area around Preston Crowmarsh has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Living close to Howbery Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Cholsey station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Roof leak investigation in Preston Crowmarsh

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. We survey rooflights and dormers, chimney stacks and flat roof details, and common reasons people get in touch are a leak that comes and goes with the weather and stains around a skylight.

Roofs in small places like Preston Crowmarsh frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

What affects the cost of roof leak investigations

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • The size of the roof
  • Which survey package you book

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

What we need to know

Before you get in touch, it helps to have:

  • The property’s address and postcode
  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them

Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Faults hidden behind ceilings or boarding
  • Whether rotten timbers meet design loads
  • Plumbing leaks that look like roof leaks

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Flat roof details
  • Chimney stacks
  • The roof space
  • Lead flashings
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Rooflights and dormers

Leave it or get it looked at?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. Around Preston Crowmarsh, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

Preston Crowmarsh: your questions answered

Is my home in Preston Crowmarsh listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Preston Crowmarsh?

Yes. We survey roofs across London and South East England, and Preston Crowmarsh is part of that. Just phone 07833 053749 or use the contact form and tell us about the property, and we’ll talk through which survey suits.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

What we do, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two, more where the leak is intermittent or the roof is large. Older rural homes like those around Preston Crowmarsh can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Tell us where we can park nearby
  • For flats, check roof access has been agreed

Common roof problems in Preston Crowmarsh

Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.

A survey can pick up problems such as:

  • Water coming in around a roof light or dormer
  • Wet patches on loft insulation
  • Damp walls below an overflowing gutter
  • Damp patches next to the stack

If you run a hotel or guest house in or near Preston Crowmarsh, a roof problem can mean rooms out of use.
