New roof snagging near Preston Crowmarsh

How new roof snagging works in Preston Crowmarsh

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows, from ground level, vantage points, the roof space and the roof where safe. You then get a written report with photographs to share with your roofer. Typical surveys look at flashings not properly dressed or fixed and debris left in gutters or valleys, across new flat roofs, ridges and verges and new-build homes.

In a village or hamlet like Preston Crowmarsh, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

If any part of the new roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It typically takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Preston Crowmarsh, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Questions from Preston Crowmarsh

Do you carry out roof surveys in Preston Crowmarsh?

Yes. Our area covers London and South East England, and Preston Crowmarsh is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Will you come out to Preston Crowmarsh?

Yes. Preston Crowmarsh is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much time does a snagging visit need?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Can you settle a dispute with my builder?

No. We report on what we see. Any dispute is between you and your roofer or builder and our report gives you an independent record.

Preston Crowmarsh homes and their roofs

The wider area around Preston Crowmarsh has a long history of building, with Brightwell Manor about 2.4 miles west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark like Church of St Helen, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Cholsey station, a written report helps before buying a rental or paying for a new roof on one.

Why act early in Preston Crowmarsh

Leaving debris in gutters can cause overflows that soak walls. Spotting it now saves chasing damp later. Where a roof is exposed, as many are in small places like Preston Crowmarsh, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

How we price new roof snagging

When we price a survey, we consider:

  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. New roof snagging starts from £150, including VAT. You’ll know the price for your roof before you book.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

What we cannot see

It’s a careful look at the new roof, not the whole story. The main limits are:

  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost
  • Fixings and underlay hidden under the coverings

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.
