New Roof Snagging in Oxfordshire

Our new roof snagging service in Oxfordshire

The best time for snagging is before the final payment, while the roofer is still on hand. If that is passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photos, ready to pass on in good time. Common reasons to book are cracked mortar at the ridge or hips and broken coverings left on a new roof, on new-build homes, loft conversions and dormers and replacement roofs.

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

New roof snagging across Oxfordshire: local notes

From Oxford, Banbury and Didcot to its smaller places, homes across Oxfordshire range from period houses to post-war estates and new builds. Whether you are buying or have just had a roof replaced, a written roof report gives you something specific to raise.

We survey roofs across London and South East England, and Oxfordshire is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Oxford: The streets around a church such as St Clement's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Oxford station, a written report helps before buying a rental or paying for a new roof on one.

Roof by roof

Valleys

Debris left in a new valley can block it. Leftover debris is recorded.

Flashings

Flashings around chimney stacks are a common weak point, so we look at them closely.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Why act early?

Phone photos from the garden cannot show much. Our inspection looks as closely as can be done safely using a drone where applicable.

Questions to ask before you book

  • Which limits apply to the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their track record with similar roofs
  • Whether you can ask questions once you have the report

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Deciding who is at fault in a disagreement
  • Estimates of what fixes will cost
  • What’s under the new coverings

Surveys for landlords and agents in Oxfordshire

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Questions from Oxfordshire

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you see the fixings under the tiles?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you get involved if the roofer disagrees with the report?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos for you to pass to your builder.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when you book and we will plan the survey around it.
