New roof snagging near Crowell Hill

About our new roof snagging in Crowell Hill

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a report with photographs that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. We are often asked to look into missing or blocked roof ventilation and loose or badly finished ridge tiles, on loft conversions and dormers, flashings and valleys and new flat roofs.

In a village or hamlet like Crowell Hill, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The report records the new roof as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes between one and two hours for a house, though large, tall or awkward roofs take more time. Older rural homes like those around Crowell Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Advice

What new roof snagging looks like in Crowell Hill

Historic houses such as Adwell House, about 3.9 miles west, show how far back building in the area around Crowell Hill goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For an older house near a landmark like Church of the Nativity of the Blessed Virgin Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What we can’t see

In fairness, a roof survey has limits:

  • Pricing the remedial work
  • Parts of the roof we can’t see safely
  • Whether the roof will leak in future

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

What we look at

  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs
  • Replacement roofs
  • New-build homes

Signs you need new roof snagging in Crowell Hill

Flashings at walls and chimneys often need attention. If they’re poorly dressed or fixed, water can get in sooner rather than later.

A survey makes sense if you’ve noticed:

  • Ridge and hip tiles not properly fixed
  • Vents that weren’t fitted or are covered
  • Gaps at new flashings
  • Verge tiles or slates not secured

If you own a rental within reach of Saunderton station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What’s in a roof survey

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Useful tips for Crowell Hill property owners

From years of surveys, a few habits stand out as worth the effort:

  • Diary the defects period end date
  • Watch for drips in the roof space with care
  • Tell your roofer the work will be inspected
  • Raise snags in writing with your roofer

Keep the report with any warranty papers from your roofer. It is a dated record of the roof at handover.

Note the end date of any defects or warranty period. Book a check well before it so there is time to raise anything.

Your questions about new roof snagging in Crowell Hill

Is my home in Crowell Hill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Crowell Hill?

Yes, Crowell Hill is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How soon after the work should I book a snagging inspection?

Before the final payment is best, while the roofer is still on hand. If that’s passed, book before any defects or warranty period ends.
