New roof snagging in Oakley, Oxfordshire

How new roof snagging works in Oakley
A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We inspect as far as can safely be seen and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey loft conversions and dormers, ridges and verges and new-build homes, and people most frequently book us about underlay ending short at the eaves and ridge and hip tiles not properly fixed.
In a smaller place like Oakley, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a careful look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

- How the roof will perform for years to come

Oakley homes and their roofs
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 3.2 miles west lies Adwell House, a reminder of how long the area around Oakley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If your house is among the older ones in the streets near Church of St Andrew, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Why get it checked now?
Offcuts left in a gutter can block it that soak walls. Spotting it now saves chasing damp later. In an older home around Oakley, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.

Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Your questions about new roof snagging in Oakley
Do you carry out roof surveys in Oakley?
Yes, Oakley is one of the places we work. Every survey there gets the same written report with photos.
Does a conservation area affect roof work in Oakley?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
Is this a RICS survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you get involved if the roofer disagrees with the report?
No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Useful tips for Oakley property owners
You don’t need to be a roofer to help. What helps most:
- Arrange the inspection before settling the final bill
- Check lower roofs and walls after scaffolding comes down
- Let your roofer know an inspection is planned
- Send the snagging report to your roofer
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.
Note the end date of any defects or warranty period. Book a check well before it so there’s time to raise anything.
Common roof problems in Oakley
Even good roofers can leave snags at the end of a job. Details at ridges, verges and flashings are easy to rush particularly in poor weather.
We’re often asked to look at:
- Cracked or slipped new tiles or slates
- Untidy or loose verge details
- Cracked lower roofs or marked walls after the work
- Gutters blocked by building debris
If you let a flat or house near Princes Risborough station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Questions to ask before you book
- What’s outside the scope of the survey
- Whether they hold professional indemnity and public liability insurance
- Whether the loft is part of the inspection
- What happens after the report arrives
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a smaller place like Oakley, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- We agree what to focus on, such as a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- You receive a report to share with your roofer.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- For flats, check roof access has been agreed
- Jot down any questions you want answered
