How new roof snagging works in Benson
Snagging means finding the small faults and loose ends left at the end of a job. On a roof, snags are frequently at the edges and junctions where the work is most fiddly. We inspect as far as can safely be seen and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. If you are worried about flashings not properly dressed or fixed and poorly finished verges, a survey will tell you what’s going on.
In a smaller place like Benson, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a proper look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Leave it or get it looked at?
Phone photos from the garden can’t show much. We get as close a view as safe access allows using a drone where applicable. With lower homes, common in places like Benson, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
New roof snagging starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

What happens on the day
We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Parking around Benson is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We agree what to focus on, like a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- You receive a report to share with your roofer.
How to prepare
- For a flat or shared roof, check access with whoever owns or manages the building
- If it is not your property yet, arrange access through the agent
- Keep pets in another room

Benson: your questions answered
Does a conservation area affect roof work in Benson?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover Benson?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you check new-build roofs?
Yes. We check new-build roofs from safe vantage points and the roof space and photograph what we find. It is worth booking before your builder’s defects period ends.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Will you check every nail and clip?
No, we don’t disturb the new coverings. Most fixings sit out of sight under the coverings so we focus on what can be seen.
Roof by roof
Underlay and ventilation
Vents at the ridge, eaves or in the tiles help keep the loft space dry. Fitted vents are checked.
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. We check for cracked, uneven or poorly fixed tiles as far as can be seen.
What affects the price in Benson
The price reflects the time and kit the roof needs. The main factors are:
- Roof area
- The use of thermal imaging or a drone
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
To price your survey accurately, we’ll ask about:
- The property’s address and postcode
- Any photos you have, taken from the ground or a window
- The type of building and roof, such as pitched or flat
- Whether there’s a loft hatch, a shared roof or tricky access
Booking is simple: just phone 07833 053749 or use the contact form and give us a few details about the property and we will explain which survey suits. The price is agreed up front.
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Local roofs and buyers in Benson
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. About 2.7 miles west lies Brightwell Manor, a reminder of how long the area around Benson has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Cholsey station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Church of St Helen: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
