Roof survey in OX18: how it works

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. Typical surveys look at flashings that have come away from the wall and gutters that overflow in heavy rain, across clay and concrete tiles, lead flashings and natural slate.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How our prices work

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

Around Carterton

We work in homes and buildings around St John the Evangelist, Carterton Primary School and The Golden Eagle pub and the streets around them. Well-known places in the area include Bronze Age Bowl Barrow (2.2 miles south) and Swinford Museum (3.4 miles south-west).

Homes and roofs across OX18

From Carterton, Bampton and Burford to smaller places, people across OX18 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in OX18 are part of that picture.

Carterton: If you look after a building like Carterton Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Minster Lovell Hall lies about 3.5 miles north-east, so building around Carterton goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What we are asked to look at in OX18

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

Here are some of the things we see often:

  • Leaking gutter joints and downpipes
  • Loose chimney pots
  • Cracked or blistered flat roof coverings
  • Lifted, split or missing lead flashings

What affects the price in OX18

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own

Roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Getting in touch

Useful tips for OX18 property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Include dormers, porches and garages when booking
  • Watch for slipped slates after bad weather
  • Mention any damp patches when booking
  • Clear the loft hatch area before we arrive

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

How the survey changes by roof type

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

OX18 questions

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Will you check the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
