Roof surveys around Black Bourton

With Kelmscott Manor about 4.2 miles south-west, Black Bourton sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Take a building like St Peter's Church of England School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Roof survey in Black Bourton

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. If you are worried about worn or blocked valleys and lifted, split or missing lead flashings, a survey will tell you what’s going on, on the roof space, lead flashings and natural slate alike.

In a small place like Black Bourton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the cost of roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • The roof’s overall size
  • Whether it is a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

What to tell us when you get in touch

You don’t need to know any roofing terms. It is enough to tell us:

  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • Your postcode, so we can check access and travel

We confirm the price for the job before booking, so you know where you stand. Roof survey starts from £150, including VAT. To book, phone 07833 053749 or use the contact form.

Your questions about roof surveys in Black Bourton

Will you come out to Black Bourton?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Black Bourton listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

What happens if roof problems are left?

If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. Older cottages and farmhouses around Black Bourton can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • An independent look at the roof
  • PI and public liability insurance
  • Surveys seven days a week
  • Packages from £150, inc. VAT

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Black Bourton can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking near the property
  • Move anything stored under the loft hatch

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

How the survey changes by roof type

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.
