About our roof survey in Burford
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey ridges, hips and valleys, clay and concrete tiles and chimney stacks, and people most frequently book us about loose chimney pots and gaps in the roof where coverings have gone.
Trees around homes in smaller places like Burford drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How it works
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Homes around Burford often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Burford questions
Do you cover smaller places like Burford?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Burford is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.
Can you look at a roof that’s joined to next door?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Roof surveys in Burford: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Shipton station may find that a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Burford Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Roof surveys in OX18 are booked the same way as anywhere else. If you need a roof survey at a property on High Street, Lower High Street and Swan Lane or anywhere close by, we can help. Burford is on the A40 and A361, so it’s easy for us to get to. Close by, we survey roofs in Fulbrook (1 mile north-east), Little Barrington (3 miles west), Milton-under-Wychwood (4 miles north), Fifield (4 miles north) and Idbury (5 miles north). We also work in nearby towns such as Witney (6 miles east), Carterton (3 miles south-east), Faringdon (11 miles south), Kidlington (15 miles east), Chipping Norton (10 miles north) and Woodstock (13 miles east).

What we look for on each type of roof
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
Why get it checked now?
It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In an older home around Burford, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your survey before booking.

What a roof survey does not cover
It is useful to know what a survey will not do before booking:
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Lead flashings
- Chimney stacks
- Natural slate
- Clay and concrete tiles
- The roof space
- Flat roofs
- Ridges, hips and valleys
Can I check my roof myself?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Do you need a roof survey in Burford?
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Signs worth acting on include:
- Ponding, splits or blisters on flat roofs
- Gaps in the roof where coverings have gone
- Worn or blocked valleys
- Water stains on rafters and ceiling joists
Minster Lovell Hall, about 4.4 miles east, is one of the historic houses in the wider area around Burford. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
