Wondering about the new roof at a property in Aston Upthorpe? You can book new roof snagging in Aston Upthorpe and across Oxfordshire, with plain-English findings.

- Underlay ending short at the eaves
- Cracked or slipped new tiles or slates
New roof snagging in Aston Upthorpe: what you get
We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen, and we look at the gutters too. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. We survey new flat roofs, new-build homes and loft conversions and dormers, and the problems we’re asked to look at most are cracked or slipped new tiles or slates and underlay not dressed into the gutter.
Older buildings in small places like Aston Upthorpe may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Clay and concrete tiles
Verge and eaves tiles are where snags often show on tiled roofs. We look at them closely.
Underlay and ventilation
From the loft, we check the underlay and look for condensation.
Aston Upthorpe questions
Will you come out to Aston Upthorpe?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do you carry out roof surveys in Aston Upthorpe?
We do. The survey and report are the same in Aston Upthorpe as anywhere else, and visits run on weekdays and weekends.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Is snagging available for a new-build house roof?
Yes, the inspection works the same as for a re-roof. The report lists snags with photos to raise with the builder.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Local roofs and buyers in Aston Upthorpe
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. The wider area around Aston Upthorpe has a long history of building, with Brightwell Manor about 3 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Cholsey station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark such as Church of St Michael, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Tips that help
These tips come from what we see on roofs every week:
- Let your roofer know an inspection is planned
- Check ceilings and the loft after heavy rain
- Watch for gutters overflowing in rain
- Check before your warranty period ends
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.
Do not settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it is right.
What we can’t see
It is a careful look at the new roof, not the whole story. The main limits are:
- Pricing the remedial work
- Areas out of view from every safe viewpoint
- Deciding who is at fault in a disagreement
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.
What we look at
- Flashings and valleys
- New-build homes
- Replacement roofs
- Ridges and verges
- Loft conversions and dormers
- New flat roofs
Checking the roof from the ground
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
For landlords and managing agents

How the survey works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Cottages and farmhouses around Aston Upthorpe often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start by finding out what was replaced and what worries you.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- The roof space is checked where safe, along with any mess or damage left after the work.
- You get a photo report listing the snags we found.
How to prepare
- Dig out any old roof reports or invoices
- If you’re buying, check with the agent that we can get in
- Note where any stains or damp appear
