How a landlord roof survey works in Aston Upthorpe
Our landlord and block roof surveys cover Aston Upthorpe and the rest of London and the South East. A visit normally takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can be seen safely including by drone where it applies. A written report with photos follows. If you’ve noticed blocked gutters over flats and damp or stains in top-floor flats, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Aston Upthorpe are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What you can safely check yourself
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Different roofs, different checks
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. The report records it.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we’re given access to, and the report says what was seen.
What a survey costs
Prices always include VAT. The things that change the price are:
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- The height of the building and how the roof can safely be seen
- The use of thermal imaging or a drone
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Landlord roof surveys around Aston Upthorpe
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Brightwell Manor, about 3 miles north-east, show how far back building in the area around Aston Upthorpe goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like South Moreton Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How the survey works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as Aston Upthorpe, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
Getting ready for the survey
- Note where any stains or damp appear
- Leave a clear route to the loft
- For a flat or shared roof, check access with the freeholder or managing agent

Aston Upthorpe: your questions answered
Can a landlord with a rental near Cholsey station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.
Will you come out to Aston Upthorpe?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
How long does the survey take?
Time on site depends on the roof; most visits take roughly 1–2 hours for a single let house, with blocks of flats taking longer. The report is sent afterwards by email.
Will you go up on the roof?
Only if it is safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Which days do you carry out surveys?
Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form.
Do you need a landlord roof survey in Aston Upthorpe?
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.
We’re often asked to look at:
- Flashings that have come away
- Damaged party-wall upstands or parapets
- Choked outlets and gutters
- Ponding or splits on flat roofs
Landlords with a home close to Cholsey station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Questions to ask before booking
- Whether VAT is added on top
- Which limits apply to the survey
- How long they’ve been surveying roofs
