New roof snagging near Winterbrook

New roof snagging in Winterbrook: what you get

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that is passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photographs, ready to pass on in good time. We survey ridges and verges, new flat roofs and flashings and valleys, and common reasons people get in touch are cracked lower roofs or marked walls after the work and flashings not properly dressed or fixed.

Somewhere as small as Winterbrook, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Winterbrook questions

Do you cover Winterbrook?

We do. The survey and report are the same in Winterbrook as anywhere else.

Do you cover smaller places like Winterbrook?

Yes, Winterbrook is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. The report says what could and couldn’t be seen.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will explain what’s needed.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older roofs in small places like Winterbrook can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

How to prepare

  • Make a note of anything you’d like us to look at
  • Check we can get to the back of the property
  • Tell us about any leaks, stains or damp patches you know of

How to book

A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

Local roofs and buyers in Winterbrook

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. The wider area around Winterbrook has a long history of building, with Brightwell Manor about 2.7 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St John the Baptist's Church, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Cholsey station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

What new roof snagging does not cover

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Nails and clips under the slates or tiles
  • How the roof will perform for years to come
  • Details hidden from sight

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Flashings and valleys
  • New flat roofs
  • Replacement roofs
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Let your roofer know an inspection is planned
  • Check lower roofs and walls after scaffolding comes down
  • Check ceilings and the loft after heavy rain
  • Keep warranty papers safe

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.

Tell your roofer at the start that the work will be inspected. It sets clear expectations and time is set aside for snags.
