Independent new roof snagging in Woodstock

New roof snagging in Woodstock: what you get

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows including from the loft and the roof where it is safe. A photo report follows, ready to share with your roofer or builder. We are often asked to look into missing or blocked roof ventilation and gaps at new flashings, on new flat roofs, replacement roofs and new-build homes.

Smaller places like Woodstock often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Woodstock. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Leave it or get it looked at?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Homes in smaller places like Woodstock can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Woodstock: your questions answered

Do you carry out roof surveys in Woodstock?

We do. The survey and report are the same in Woodstock as anywhere else.

How do I find out if my home in Woodstock is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

What’s the price of a snagging inspection?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. To get a price, call 07833 053749 or use the contact form.

What do you check on a new roof?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. The report lists snags with photographs for you to pass to your builder.

How do I arrange new roof snagging in Woodstock?

It is easiest to ring 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey on any day of the week.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What we cannot see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether the roof will leak in future
  • Deciding who is at fault in a disagreement
  • What’s under the new coverings

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.

What we check

  • Ridges and verges
  • New flat roofs
  • Flashings and valleys
  • Replacement roofs
  • Loft conversions and dormers
  • New-build homes

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at most homes, and longer for a large or complex roof. A visit to a smaller place like Woodstock is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. We send a written report with photographs of each snag.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Let us know about parking near the property
  • For flats, check roof access has been agreed

Different roofs, different checks

Ridges, hips and verges

The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.

Valleys

We check valley linings for splits and poor laps where they can be seen.

New roof snagging in Woodstock: local notes

Blenheim Palace, about 0.8 miles south-west, is one of the historic houses in the wider area around Woodstock. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you live in an older home near Church of St Mary Magdalene, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Hanborough station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Woodstock is about 7 miles north-east of Witney, in Oxfordshire. In Woodstock, as across Oxfordshire, every roof gets the same careful survey. Our Oxfordshire coverage includes Woodstock. There is also a page for Oxford.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

What affects the price in Woodstock

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What to let us know when you get in touch

Before you get in touch, it’s useful to have:

  • What’s prompted the survey
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block
  • The address and postcode of the property

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.
