Chimney surveys for Woodstock homes and businesses

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

How a chimney survey works in Woodstock

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Typical surveys look at frost-damaged brickwork on the stack and signs that a stack is leaning, across chimney pots and cowls, lead flashings and shared and party-wall stacks.

Houses in smaller places like Woodstock can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Local roofs in Woodstock

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Blenheim Palace, about 0.8 miles south-west, show how far back building in the area around Woodstock goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you let a flat or house near Hanborough station, the gap between tenancies is a good time to have the roof looked at. Take a building like Woodstock Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Woodstock is about 7 miles north-east of Witney, in Oxfordshire. From houses to flats and shops in Woodstock, the roof can be surveyed. Woodstock is one of the towns and villages in Oxfordshire where we work for chimney surveys. For surveys nearby, see our Oxford page.

Surveys in OX20 work the same way as everywhere else we cover. Streets in the area include Market Street, High Street and Briar Thicket, and we cover them all. Close by, we survey roofs in Bladon (1 mile south), Bunkers Hill (2 miles north-east), Shipton-on-Cherwell (2 miles east), Thrupp (2 miles east) and Begbroke (2 miles south-east). Common roof problems in Woodstock

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Common reasons to book include:

  • Gaps in the mortar around the pots
  • Frost-damaged brickwork on the stack
  • Loose, cracked or missing pots
  • A chimney out of line

Take an older house close to Church of St Mary Magdalene: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • When you’ll get the report
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

What a chimney survey does not cover

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues
  • Areas we cannot view from safe positions

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks

How the survey changes by roof type

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most homes, a little longer where there are several stacks. In a smaller place like Woodstock, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Woodstock questions

Can a landlord with a rental near Hanborough station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.

Do you cover smaller places like Woodstock?

Yes. Woodstock is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. You will know the price for your survey before booking. To get a price, ring 07833 053749 or drop us an email.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can confirm whether it is stable.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Leave it or get it looked at?

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a smaller place like Woodstock, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.
