Chimney surveys for Bladon homes and businesses

Leave it or get it looked at?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Around Bladon, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How a chimney survey works in Bladon

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you are worried about loose, cracked or missing pots and staining on walls around the chimney, a survey will tell you what’s going on.

Somewhere as small as Bladon, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Chimney surveys around Bladon

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Bladon has a long history of building, with Blenheim Palace about 0.9 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Bladon Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like St Martin's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Hanborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common questions in Bladon

How do I find out if my home in Bladon is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Hanborough station?

Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Do you cover Bladon?

Yes. We carry out chimney surveys in Bladon, and the service is the same as everywhere else we work.

Should I worry about a leaning stack?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.

How much is a survey?

Our price is from £150, including VAT. You’ll know the price for the job before booking. To get a price, call 07833 053749 or drop us an email.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Areas we can’t view from safe positions
  • A structural engineer’s assessment
  • Whether a gas appliance or its flue is safe

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What we check

  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching

What happens on the day

Every roof is different; as a rough guide, the survey takes an hour or two at most homes, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. For a village or hamlet like Bladon, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Check we can get to the back of the property
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Use the report as a baseline for future checks
  • Check that disused chimneys can still breathe
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Look at the chimneys with binoculars after a storm

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
