When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Areas we can’t view from safe positions
  • Hidden damage within the stack
  • Checks on boilers, fires or their flues

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

How a chimney survey works in Bunkers Hill

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. We survey brick chimney stacks, shared and party-wall stacks and chimney pots and cowls, and people most frequently book us about damaged chimney pots and cowls and disused chimneys trapping moisture.

Somewhere as small as Bunkers Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

Once we have finished looking, we write up our findings as a report with photos. As for time on site, it typically takes an hour or two for most homes, a little longer where there are several stacks. Older rural homes like those around Bunkers Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photos and recommendations and emailed to you.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Chimney surveys around Bunkers Hill

The wider area around Bunkers Hill has a long history of building, with Blenheim Palace about 2.3 miles south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Tackley station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Marlborough School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of Holy Cross, its chimney, valleys and lead work are likely to be the parts that need attention first.

Useful tips for Bunkers Hill property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Keep the report to compare against at the next survey
  • Check that disused chimneys can still breathe
  • Find out whether changes to a stack need permission
  • Note any damp on chimney breasts and when it appears

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Common questions in Bunkers Hill

Do you survey roofs for landlords with property near Tackley station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is Bunkers Hill within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Should I worry about a leaning stack?

Don’t ignore it. Leaning often comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can confirm whether it is stable.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
