Electronic leak detection for homes and businesses in Bunkers Hill
Electronic testing locates holes in the waterproofing, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We will point you to the likely next step. If you’re worried about breaches hidden under paving or planting and holes around roof penetrations, we can find out what’s behind it, whatever the roof.
Flat roofs on exposed homes in small places like Bunkers Hill take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we do, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. Somewhere as small as Bunkers Hill, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
How to prepare
- Note where any stains or damp appear
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors

Landlords, agents and block managers in Bunkers Hill
Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which helps when tenants work during the week.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Record dates and spots where water appears
- Check trades protect the waterproofing
- Don’t let outlets block
- Limit access to the roof
If we think the leak is not coming through the membrane, the report says so, so other causes can be checked.
Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.
What we can’t see
It is a careful look at the flat roof membrane, not the whole story. Its limits include:
- Fixing the holes we find
- Parts of the roof covered by fixed equipment
- How wet the insulation is
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.
What we look at

Why act early in Bunkers Hill
Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. Outbuildings and barns around Bunkers Hill are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for the job before booking.

Bunkers Hill questions
Will you come out to Bunkers Hill?
Yes, Bunkers Hill is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is Bunkers Hill in the area you cover?
We do. The survey and report are the same in Bunkers Hill as anywhere else, and visits run on weekdays and weekends.
Which method do you use?
It depends on the membrane and the build-up. Low-voltage methods are usually carried out on a wet roof, while high-voltage testing needs a dry, exposed membrane.
Do you climb onto every roof?
Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Can you find leaks on a covered flat roof?
It can be possible, depending on the roof. Covered roofs limit the methods we can use so we look at the roof first.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Local flat roofs in Bunkers Hill
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Blenheim Palace, about 2.3 miles south-west, is one of the historic houses in the wider area around Bunkers Hill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Tackley station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Marlborough School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For an older house near a landmark like Church of Holy Cross, the flat roofs on later extensions tend to wear out long before the main roof.
