Electronic leak detection for Woodstock homes and businesses

What affects the price in Woodstock

Prices always include VAT. What changes the price is:

  • Whether it’s a home or a commercial building
  • Roof area
  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

There is no need for technical words. It’s enough to let us know:

  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Electronic leak detection in Woodstock

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. We’ll tell you if the roof can’t be tested. If you’ve noticed repairs that haven’t stopped the leak and holes left by work on the roof, a survey will tell you what’s going on, whatever the roof.

Around Woodstock, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we’re asked to look at in Woodstock

Water travels under flat roof membranes. The stain inside can be far from the hole which makes it hard to find by looking.

Common reasons to book include:

  • Leaks that return after repairs
  • Breaches hidden under paving or planting
  • Failed seams and laps
  • Damp inside with no sign on the roof

Landlords with a home close to Hanborough station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether the inside of the roof is included
  • What happens after the report arrives
  • What they won’t be able to tell you

What a good roof survey covers

What happens if roof problems are left?

Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. Around Woodstock, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your survey before booking.

Why us?

  • Over 20 years’ experience
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Surveys seven days a week

What happens on the day

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, most surveys take a time that depends on the membrane area and the build-up, and we’ll give you a guide when quoting. In a smaller place like Woodstock, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

How to prepare

  • Clear the way to the loft hatch
  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work

Advice

Woodstock: your questions answered

Can you look at the flat roof of a hotel or office near Woodstock?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building.

Does a conservation area affect roof work in Woodstock?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What’s the price of ELD?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. For a quote, call 07833 053749 or drop us an email.

What do I do with the report?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.

Do you work in Woodstock?

Yes. We survey roofs across London and South East England, Woodstock included.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We look at this first.

Liquid-applied waterproofing

Pinholes in a coating can let water through. Where the roof suits it, testing can find them.
