About our flat roof survey in Woodstock

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey GRP fibreglass, mastic asphalt and felt flat roofs, and the problems we’re asked to look at most are pools of water lying on the roof and leaks around rooflights.

Around Woodstock, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Homes in smaller places like Woodstock can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How the survey changes by roof type

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden layers beneath the covering
  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes

What affects the price in Woodstock

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether thermal imaging or a drone is needed

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

Before you get in touch, it’s useful to have:

  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Do you need a flat roof survey in Woodstock?

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

Typical things we’re asked to look at include:

  • Upstands pulling away from walls
  • Damaged trims at the roof edge
  • Blisters and bubbles in the covering
  • Leaks around rooflights

If you let a flat or house near Hanborough station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What happens after the report arrives
  • Their track record with similar roofs
  • Whether VAT is in the quoted price

What a roof survey includes

What a flat roof survey looks like in Woodstock

Blenheim Palace, about 0.8 miles south-west, is one of the historic houses in the wider area around Woodstock. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

A roof leak in a hotel or guest house around Woodstock means lost rooms as well as repairs. For site and facilities teams at buildings such as Woodstock Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Woodstock: your questions answered

Do you look at commercial flat roofs near Woodstock, such as hotels?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

Will you come out to Woodstock?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you walk on the roof?

Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

How do I arrange a flat roof survey in Woodstock?

To book, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours at most homes; commercial roofs usually need 3–4 hours. In a smaller place like Woodstock, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Unlock side gates and any roof access doors
  • If you are buying, check with the agent that we can get in
  • Find any records of previous roof work
