Roof by roof

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

How a flat roof survey works in Shipton-on-Cherwell

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or send us an email with the address and a rough idea of the roof area. We’re frequently asked to look into ponding water that doesn’t drain away and leaks around rooflights, across mastic asphalt, upstands and outlets and GRP fibreglass.

Flat roofs on exposed homes in small places like Shipton-on-Cherwell take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two on an ordinary house, and longer for a large or complex roof. Around Shipton-on-Cherwell, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Keep pets in another room
  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • The type of building, from a house to a block or an office

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What to tell us when you get in touch

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Dates you are working to, like exchange

We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

Flat and commercial roofs around Shipton-on-Cherwell

About 2.5 miles west lies Blenheim Palace, a reminder of how long the area around Shipton-on-Cherwell has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Anyone responsible for a site like The Marlborough Church of England School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Tackley station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark like Church of Holy Cross, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What happens if roof problems are left?

A small split in a flat roof is typically a modest job when it is found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Around Shipton-on-Cherwell, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.
