Flat roof survey in Wootton, Oxfordshire
We carry out flat roof surveys in Wootton and the rest of Oxfordshire. Surveys run on weekdays, Saturdays and Sundays.
- Dips that suggest the deck is deflecting
- Water getting in at rooflights
- Blocked or damaged outlets
Common roof problems in Wootton
A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Common reasons to book include:
- Failed upstands where the roof meets a wall
- Cracked or split membrane
- Outlets choked with leaves and silt
- Blistering in felt or asphalt
The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems usually start.
Choosing a roof surveyor
- What they will not be able to tell you
- Will the report include photos?
- Are they insured for the work?
- How long the report takes to arrive
Flat roof survey in Wootton
If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey upstands and outlets, felt flat roofs and single-ply membranes, and people most frequently book us about blisters and bubbles in the covering and splits and cracks in the covering.
Somewhere as small as Wootton, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Wootton questions
Do you carry out roof surveys in Wootton?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Do you cover smaller places like Wootton?
Yes, Wootton is on our map. A small place gets exactly the same survey as a big one.
Can you tell me how long my flat roof will last?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
What happens after the survey?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Why act early in Wootton
A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. Older and listed buildings around Wootton may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Flat and commercial roofs around Wootton
Historic houses such as Blenheim Palace, about 2.5 miles south, show how far back building in the area around Wootton goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you let a flat or house near Tackley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Wootton-By-Woodstock Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What a flat roof survey doesn’t cover
In fairness, there are limits to any roof survey:
- Asbestos testing, which needs a specialist asbestos surveyor
- Parts of the roof that aren’t safe to walk on or view
- The condition of the deck or insulation hidden under the covering
If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What a survey covers and doesn’t.

How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Older roofs in small places like Wootton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Agree roof access with the managing agent if it is shared
- Keep pets out of the way during the survey
