Blackbird Leys questions
Will you come out to Blackbird Leys?
Yes, Blackbird Leys is on our map. A small place gets exactly the same survey as a big one.
Is Blackbird Leys in the area you cover?
Yes, Blackbird Leys is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.
Do you check new-build roofs?
Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It is worth booking before your builder’s defects period ends.
How long does new roof snagging take?
A visit usually takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. We will give you an idea when booking.
What do you check on a new roof?
Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Will you deal with my roofer if there’s a problem?
No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.
How new roof snagging works in Blackbird Leys
A new roof is a big spend, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. You get a photo-illustrated written report that you can pass to your roofer. We’re independent of the roofer who did the job. We’re often asked to look into vents that weren’t fitted or are covered and underlay at the eaves left exposed, across new flat roofs, flashings and valleys and ridges and verges.
Around Blackbird Leys, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Why get it checked now?
You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. With lower homes, common in places like Blackbird Leys, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

The survey, step by step
After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, it normally takes between one and two hours for most homes, depending on how much new work there is to check. Being in a smaller place like Blackbird Leys doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.
- We start by finding out what was replaced and what worries you.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- The roof space is looked at where safe, along with any mess or damage left after the work.
- The snags are written up with photos for you to share with your roofer.
How to prepare
- Gather any invoices or paperwork from past roof work
- Make sure the loft hatch can be reached
- Let us know about parking near the property

Advice
Tips that help
Nothing here needs a ladder. Our suggestions:
- File all paperwork for the new roof
- Send the snagging report to your roofer
- Arrange the inspection before settling the final bill
- Watch for gutters overflowing in rain
The report gives your roofer a clear list to work through. If there’s a dispute, it’s between you and your roofer or builder, and our part is to report what we see.
Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.
Blackbird Leys homes and their roofs
West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Blackbird Leys has a long history of building, with Garsington Manor about 2.3 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
If you live in an older home near Church of the Holy Family, the roof may have had decades of patch repairs, and the survey shows where they are.

Signs you need new roof snagging in Blackbird Leys
Snags happen on many building jobs. Details at ridges, verges and flashings are easy to rush particularly in poor weather.
It’s worth booking a survey if you’ve seen:
- Untidy or loose verge details
- Tiles or slates sitting out of line
- Flashings not properly dressed or fixed
- Loose or badly finished ridge tiles
Landlords with a home close to Radley station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Questions to ask before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the price includes VAT
- Which parts of the roof they’ll actually see
- Is there a chance to talk the report through?
