New roof snagging for Heath End homes and businesses

How the survey changes by roof type

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We look at it where it can be seen.

Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

New roof snagging for homes and businesses in Heath End

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. We survey replacement roofs, new flat roofs and ridges and verges, and the problems we’re asked to look at most are loose or badly finished ridge tiles and underlay at the eaves left exposed.

Being in a small place like Heath End makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Areas out of view from every safe vantage point
  • A promise that the roof will not leak
  • Pricing the remedial work

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. What our survey covers.

Heath End questions

Do you cover Heath End?

Yes. We survey roofs across London and the South East, and Heath End is part of that. Just call 07833 053749 or email us and let us know about the property.

Is Heath End within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you get involved if the roofer disagrees with the report?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work, and you may want legal advice for that.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your roof, call 07833 053749 or drop us an email.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Buying a home or a new roof in Heath End

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. With Greys Court about 4 miles south-east, Heath End sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to Church of the Holy Trinity: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Heath End is about 7 miles north-west of Caversham, in Oxfordshire. Whether the building in Heath End is a house, a flat or a commercial unit, the roof can be surveyed. Heath End is one of the towns and villages in Oxfordshire where we work for new roof snagging. You can also see our page for Reading.

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Watch for drips in the roof space with care
  • Check the roof before you pay in full
  • Check that gutters weren’t left full of offcuts
  • Agree snagging with your roofer at the start

The report gives your roofer a clear list to work through. If there is a dispute, it is between you and your roofer or builder, and our part is to report what we see.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In a small place like Heath End, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.
