About roof surveys in RG9

Our roof surveys cover RG9 and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or send us an email. We’re often asked to look into blocked, sagging or leaking gutters and lifted, split or missing lead flashings, on flat roofs, the roof space and natural slate.

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Roofs, chimneys and gutters across RG9

Across RG9, from Henley-on-Thames, Sonning Common and Lower Shiplake outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in RG9 are where it normally shows.

Henley-on-Thames: For site and facilities teams at buildings such as Trinity Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Greys Court lies about 2.3 miles west, so building around Henley-on-Thames goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Common roof problems in RG9

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It’s often mistaken for a leak.

A survey can pick up problems such as:

  • Worn lead at chimneys and abutments
  • Leaking gutter joints and downpipes
  • Water stains on rafters and ceiling joists
  • Cracked mortar along the ridge

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for slipped slates after bad weather
  • Make sure we can open the loft hatch
  • Photograph stains when they appear
  • Ask about a flat roof on an extension or garage too

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Do not block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Make sure insulation doesn’t block the airflow at the eaves.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof will not leak in future
  • Asbestos testing of any kind
  • Structural calculations (that is a structural engineer’s job)

Different roofs, different checks

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, especially at the verges and ridge.

What affects the price in RG9

Our packages start from £150, including VAT. The price for your roof depends on:

  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • Roof area
  • The shape of the roof and its details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date
  • The property’s address and postcode

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form with the address and the days you’d prefer.

FAQs for RG9

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How do I arrange a roof survey in RG9?

It is easiest to ring 07833 053749 or email us. Tell us the address and a little about the roof. Surveys run seven days a week.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
