When to book a survey in Remenham

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

These are some of the problems a survey can pick up:

  • Loose ridge or hip tiles
  • Worn or blocked valleys
  • Blocked, sagging or leaking gutters
  • Gaps in the roof where coverings have gone

If you live in an older home near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before you book any roof surveyor

  • Will the report include photos?
  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey
  • How they plan to inspect the roof safely

What a roof survey includes

Roof survey in Remenham: what you get

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey natural slate, clay and concrete tiles and flat roofs, and people most frequently book us about leaking gutter joints and downpipes and torn or sagging underlay.

In a village or hamlet like Remenham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What happens if roof problems are left?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. For older village homes like those around Remenham, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Plain-English reports with photos
  • Over 5,000 surveys carried out
  • Insured for professional indemnity and public liability

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

When you need someone else

Before booking, it is worth knowing what a survey won’t do:

  • Asbestos testing of any kind
  • Whether the roof structure meets design loads
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours at most homes, and longer for a large or complex roof. Somewhere as small as Remenham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Tell us where we can park nearby
  • Move anything stored under the loft hatch

Advice

Questions from Remenham

Does a conservation area affect roof work in Remenham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Remenham?

Yes. Remenham is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we will explain what’s needed.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask about a flat roof on an extension or garage too
  • Photograph stains when they appear
  • Stay off ladders and the roof
  • Move stored items away from the loft hatch

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
