Roof survey in Frogmill: what you get
Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey ridges, hips and valleys, lead flashings and the roof space, and the problems we are asked to look at most are ridge tiles that have lifted or moved and leaning or weathered chimney stacks.
In a small place like Frogmill, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.
What we’re asked to look at in Frogmill
Weather is the main thing that wears a roof down. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.
Signs worth acting on include:
- Cracked mortar along the ridge
- Debris building up in roof valleys
- Flashings that have come away from the wall
- Slipped, cracked or missing slates and tiles
If you live in an older home near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before booking
- When you will get the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?
Roofs, chimneys and gutters in Frogmill
The wider area around Frogmill has a long history of building, with Harleyford Manor about 1 mile north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like Danesfield School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Henley-On-Thames station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Frogmill questions
Will you come out to Frogmill?
Yes. Frogmill is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How do I find out if my home in Frogmill is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How long does the visit take?
It usually takes an hour or two for a house, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
What a roof survey does not cover
In fairness, a roof survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A full building survey of the property
- Whether the roof structure meets design loads
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.
What we check
- Flat roofs
- Chimney stacks
- Natural slate
- Lead flashings
- Clay and concrete tiles
- The roof space
- Ridges, hips and valleys
How it works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Frogmill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- We email a report with photographs and recommendations.

How the survey changes by roof type
Natural slate
Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
